When you go to see a property not everything is immediately apparent. A full survey is always advisable and this may highlight other issues with the property of the land. We will undertake thorough searches on your behalf to ensure there are no other factors you should be aware of before buying your property.

 

You may need a mortgage to purchase your new home and we will work with the mortgage company to get your mortgage in place in time for the completion of the purchase process.

 

Before you finalise your decision to buy the property, we will provide you with a lengthy document called a Report On Title which will draw your attention to all aspects of the property purchase and highlight any concerns we may have. When you (and the mortgage company) are happy we will exchange contracts on your behalf and arrange a mutually convenient completion date for you when the title on the property moves to you and you can move into the property. We will then finalise all the documentation including HM Land Registry registration and the payment of any stamp duty that is required.

Once your property is registered in your name, we will send you all the paperwork for the purchase of your new home.

 

With respect to selling your property; we get in touch with the buyers solicitors and the agents and we will gather all relevant documentation for the sale and send to the buyers’ solicitors, along with the draft contract. We will answer any and all questions raised by the buyer’s solicitors on your behalf. When the buyers and you are ready we will exchange contracts for you and advise on completion dates.
